How an Ordinary Salary Can Build Extraordinary Wealth

He started on a salary worth KES 6,000 (about $75) a month. He built well over a hundred rental units. This is how, one loan, one plot and one floor at a time.

As a boy in Merti, northern Kenya, Ibrahim Halkano Abduba herded his grandmother’s goats at weekends and walked before dawn to reach school by seven. A community fundraiser, where grandmothers gave chickens, goats and even their last two eggs, sent him to medical school for one semester. Then the money ran out.

What followed was not a straight line. He lost land to double allocation, paid twice for a plot, built a hotel that failed and graduated with a PhD while broke. And yet, from an ordinary salary, he built lasting wealth.

Publication details will be announced here.

One loan at a time. One plot at a time. One bedsitter at a time.

One Plot at a Time is his story, and a practical guide for anyone who earns a salary and wants it to become more: young professionals starting out, mid-career earners who feel behind, and anyone who has ever wondered whether a salary can ever be enough.

Nine tools you can use this week

Every idea in the book is born from a moment in the story, and small enough to carry everywhere.

The KES 6,000 Rule

When your income rises, keep your old lifestyle and send the difference to your future.

The Plot Test

Before any big expense, ask one question: how many plots is this?

Floor Day

Work towards the day your rent covers your family’s survival floor.

Papers are not proof

Only the land registry can tell you who really owns the land.

The DICE Test

Demand, Income, Clean title, Elevation. Never roll the dice on land.

Cross the rent line

Move from paying rent to receiving it.

The unmissable bill

Treat every instalment like rent you must pay, every month, without fail.

Finish before you announce

Be known for finishing, not for starting.

Find your Yussuf and your Silensa

A mentor to show you the way, and a trusted hand to help you build.

From the prologue

We were pouring the concrete when he arrived.

We were only a few days into the foundation works, and they were almost complete. That morning, the Fundis (builders) had begun pouring concrete into the foundation, and the outline of my future was finally being set into the hard Isiolo ground. Ten apartments. Two bedrooms each. I had it all worked out.

He did not come alone. He came with papers. There was a title deed with a name on it that was not mine. There was a letter from his lawyers. And there was a stop order.

Every lesson in these pages cost me something. My hope is that it costs you only the price of this book.
